This page provides our
standard terms and conditions of rental for our guests.
Email Inquiry
Orlando Vacation Homes will
provide a quotation by email or fax stating the total rental fee (tax,
cleaning fee & if applicable pool heat) to the Guest for the property
requested. Quotations are valid for 30 days, unless otherwise stated or
the Property is reserved with a confirmed reservation deposit.
Online Reservation
In order to make your
reservation online/confirm a booking, the guest must provide, name address,
phone number, a valid bank card
number with expiration date and billing address, and agrees to have a $250.00
reservation deposit placed on the card if your stay is 4 weeks or more away,
otherwise we will apply the total balance with the cleaning fee and 13% sales tax.
There is a minimum stay of 5 nights, will go as low as 3 nights and during Christmas and Easter there is also
a minimum stay of 5 nights. Our homes are smoke and pet free - strictly
enforced
Confirmed Booking
On receipt of the $250.00
reservation deposit, Orlando Vacation Homes, will issue a Rental agreement
with property address and dates of rental period, a registration form and a
security deposit authorization form via mail or email.
Guest will
sign one copy of rental agreement, and sign other forms and return to Orlando Vacation Homes
by fax, mail or email.
Directions are sent after final payment has been made that will take you right
to the home and provide an access code for the door.
Rental Period
The Guest agrees and Orlando
Vacation Homes permits the Rental Period to begin and end on the dates shown
as the rental period as shown on the Rental agreement.
Check In/Check Out
Procedures
Check In time is 4:00 p.m. on the
date of arrival, per the rental agreement.
Any Guest arriving before that time without confirming before may be refused at
the discretion of the Company.
The homes are accessed by time sensitive lock boxes.
Check Out time is 10:00 a.m.
on the date of departure, per the rental agreement.
Any Guest staying past this time will be charged $35.00 per hour, per
our rental agreement.
Security Deposit
The Guest will sign a security deposit authorization form and this will
be held at the office until 14 days after their departure date. The security/damage
deposit is $500.00 for a home and $300 for a townhouse, per the rental agreement. The
Guest is responsible for all loss or damage to the property or its inventory
during the Rental Period
The Guest agrees that Orlando
Vacation Homes can deduct sums from the security deposit to cover:
~ Early arrival or late
departures
~ Non-return of keys
~ Loss or breakage of inventory items
~ Damage to the Property or its equipment
Where loss or damage to the
Property, the Inventory or Equipment exceeds the amount of the security
deposit, Orlando Vacation Homes will bill the guest for the shortfall and the
Guest agrees to pay. In the event
that the Guest fails to pay any such shortfall, Orlando Vacation Homes
reserves the right to exercise any legal remedies to pursue the amount owed
from the Guest.
Payment
The Guest agrees to pay the
Total Rental Fee as shown on the rental agreement within the due dates
outlined on the rental agreement. In
the event of late payment, or failure to pay, Orlando Vacation Homes reserves
the right to levy the cancellation percentage charges against any money that
the Guest has paid in advance and cancel the booking of the Guest.
Where the money paid in advance is insufficient to cover the calculated
percentage, Orlando Vacation Homes reserves the right to exercise any legal
remedies to pursue the amount owed from the Guest.
Cancellation Policy and
Fees
Cancellation Fees are assessed
as follows:
~ The reservation deposit is
non refundable (in the event you need to cancel, we will hold the $250.00 for
one year for future booking)
~ Cancellations made 31 to 60 days before arrival are subject to a
cancellation fee equal to 50% of the rental fee
~ Cancellations made 30 days or less are subject to a cancellation fee equal
to 100% of the rental fee
~ Cancellation notice must be submitted in writing, the date of the postmark
is used in determine refund fees.
Refund Policy
Any money due a Guest from a
cancellation will be refunded to the Guest within 30 days of accepted
cancellations by Orlando Vacation Homes.
Limitation of Liability
Orlando Vacation Homes makes all
reasonable efforts to provide advice and safety information.
This information can be found in the paperwork mailed to you after
final payment has been made and is posted throughout the house.
It is the responsibility of the Guest to ensure that they have read and
understood the contents and advice given.
Orlando Vacation Homes is willing to provide any and further
information pertaining to the Property providing the Guest has first read the
final paperwork sent them. In
addition, Orlando Vacation Homes states the following:
Orlando Vacation Homes does
not accept liability for equipment failure and or services in the Property. In the event of failure of equipment, the Guest must notify
the management company within 1 working day such that they can elect to remedy
the failure
Orlando Vacation Homes does
not accept liability for lost or stolen personal property of the Guest from
the Property during the Rental Period. Orlando
Vacation Homes provides information and advice in paperwork mailed out in an
advisory capacity only, with no guarantee or promise of security, even where
the Guest makes use of advice given. In
the event that the property of the Guest is stolen or lost, the Guest should
advise Orlando Vacation Homes/or the management company and they will in turn
notify the appropriate authority.
Orlando Vacation Homes
accepts no liability for personal loss or injury to the Guest during the
Rental Period. The Guest must ensure that they have adequate insurance
cover. Orlando Vacation homes
provides information and advice in the final paperwork to the Guest in an
advisory capacity only, with no guarantee or promise implied.
Orlando Vacation Homes does
not accept any liability for the acts or omissions of any agent.
These include but not limited to airlines, car hire companies, travel
agents, ticket agents, homeowners, or utility providers.
Orlando Vacation Homes does
not accept liability for acts of violence, nature, fire, flood, war, civil
disobedience, riot, or other force majeure that may have a deleterious effect
on the Guest. In the event of
such force majeure Orlando Vacation Homes will try to assist the Guest
whenever possible to do so.
